There are three questions that we believe every buyer should ask themselves before buying. Answering these questions will help make the process smoother, less frustrating, and clearer.

1. What am I purchasing this home for? Is it going to be your forever home, an investment, a vacation home? Answering this question right off the bat will make the search a lot easier.
2. Where are home values headed? Purchasing a home is one of the biggest investments someone will make in their life. Whether it’s a good or bad investment often comes down to home values. In Orlando, they’ve gone up an incredible 15% in the last year, and are on track for another 8% increase this year. It’s a great time to buy a home in this market.
3. Where are interest rates and where are they heading? We are experiencing interest rates right below 4% right now which is cr ...

Traditionally, many sellers are on the fence about listing their home for sale this year. Today, I’ll share with you some reasons why now is an opportune time to sell your Orlando home.  We’re experiencing a hot market right now in Orlando. It’s expected to continue for the rest of the year.

Buyer demand is far outweighing homes for sale. There’s not enough listings to keep up with the pace! All kinds of buyers, including first-time home buyers and vacation home buyers, are eagerly flocking to Central Florida. Additionally, they’re having a difficult time finding a home within their price range.

How Does a Letter of Pre-Approval Make the Buying Process a Whole Lot Easier?

Want to sell your Orlando Home? Get a FREE home value report | Want to buy an Orlando Home? Search all homes for sale

If you're thinking about buying, you really need to consider getting pre-approved. It's one of the most important things you can do to ensure the home search process goes smoothly.
The first, most important reason for getting pre-approved is to avoid falling in love with a home that you can't afford. So many inexperienced agents will take any buyer out at any time to see any home without getting pre-approved; this is doing the buyer a great disservice because there is nothing worse than spending a day looking at houses around $250,000, only to find out from your lender after you've found the perfect home that you can only afford a home around $175,000. This is disheartening - it sets you up for failure because you'll be comparing the cheaper homes to the more expensive ones you were already looking at.
Another reason it's important to get pre-app. ...

We are often asked by buyers in Orlando if they should pull the trigger and buy a home now, or wait a year or two for the market to change. While there are many decisions and factors that go into buying a home, if you have the ability to buy one today, it’s certainly a good time to consider doing so. Here are three reasons why:

1. Appreciation
Over the last four years, we have seen healthy, steady increases in property values here in Orlando. They are expected to increase at the same healthy pace for the considerable future. While our property values are 59% higher than they were in the lows of 2011, we are still about 30-35% below the all-time highs we saw in 2006 and 2007.

2. Interest rates
Interest rates for mortgages here in Orlando are still hovering right around 4%, which is historically low in the mortgage market. However, ev; ...

Our Top Tips for Writing a Strong Offer

Once you find the house that you love, it is imperative that you write a strong offer. Our goal is not only to put you in the best possible position to secure that home for you and your family, but to also get you the best deal possible on that home. Although each transaction is different, there are a few things you can do in any transaction to make your offer as strong as possible.
First of all, you need a strong pre-approval from a local lender. This will give the seller confidence that you have the financing in place to actually be able to purchase the home. Also, having the pre-approval gives you comfort, because you will know exactly what you can afford.
Secondly, focus on the terms of the offer. There are many different terms, but there are a few that we focus on when putting together a strong offer. Obviously, th ...
